Pest and termite control is an essential part of maintaining any home or office. It is an activity which is required to be done after a given duration of time every now and then. However, in the case of a house which is taken on rent, there is a push and pull as to who will get this work done – the landlord or the tenant?

An agreement beforehand always works

If and when you take a house on rent, it is always better to sort out beforehand who will undertake this activity as and when the time for it comes. When you take a lease or sign an agreement, this is the right time to decide all such factors. This will lead to no problem at all whenever pest and termite control has to be done.

Naturally enough, the work and the labour will have to be the tenant’s since it is he or her who is occupying the house. Sometimes, the landlord may even wish to be involved in the whole process. This is because if the pest and termite control is not done properly, it could lead to eventual loss to the property. This issue becomes even acuter when there is a lot of woodwork in the house. Wood tends to get infested with termites and even other insects. The landlord may feel cheated if at the time of house evacuation there is a lot of loss to the wooden frames in the house.

If there is woodwork in the inner structuring or the beams of the house, the whole structure will get weakened with a termite infestation. These problems seem very minimal but actually, take on a big proportion if they actually happen.

The warranty of habitability

Sometimes the warranty of habitability means that the landlord is in charge of maintaining good livable conditions in the property.Hence, the onus for getting this job becomes the domain of the landlord. However, if pest infestation can in some way be connected with tenant-related activities, then it for him or her to bear the financial brunt of this work.

Suppose the tenant has certain problems with regular garbage disposal or the house is not always in a clean state, it can attract pests. Also, if there is a pet at home, there are chances of flea infestation taking place. Even bedbugs can come into the home structures, especially in unclean places. In such cases, the exterminator can help the landlord in making up his or her mind about asking the tenant to pay for the pest control charges.
